About NYC Building Benchmarking

NYC Building Benchmarking is a free, plain-English resource on Local Law 84 and the rules that depend on it. It is written and maintained by The Cotocon Group, a New York City energy compliance firm that files benchmarking, energy audit and Local Law 97 reports for buildings across the five boroughs.

Why this site exists

Every spring, thousands of owners, co-op boards and property managers get the same questions wrong: Is my building covered? Did my filing actually go through? Why is my energy grade a D? The City’s rules are public, but they’re spread across DOB notices, rule changes and portal guides. We put the answers in one place, keep them current, and say clearly when something changes.

Who writes and reviews the content

Every article is written or reviewed by an engineer who files LL84 reports for real NYC buildings.

  • [Name], [credential e.g. PE, CEM, BPI] — [Role], The Cotocon Group. [One line on experience.]
  • [Name], [credential] — [Role]. [One line.]

How we keep information accurate

  • We check every deadline, fine amount and threshold against NYC Department of Buildings sources.
  • Each page shows a “Last reviewed” date, and we re-review all core pages each January and after any DOB rule change.
  • When rules change, we update the page and add a dated note explaining what changed.
  • Found something out of date? Email [address] and we’ll correct it.

Our relationship with The Cotocon Group

This site is owned and run by The Cotocon Group. The guides are free and you don’t need to hire us to use them. If you’d like help filing, fixing past violations or planning for Local Law 97, our team can take it on — [see Cotocon’s benchmarking services].
